What should I be hoping to sell it for?

Human nature says that we all want to get as much as possible for our home. If you get a registered property valuation before you put yours on the market, it will give you an indication of what level the market might realistically pay, and it will help you to decide on a strategic asking price.

A registered valuation will also tell you about homes that have recently sold in your area, and how much they sold for. You need to make sure your valuation is up to date - as in the fast changing market, values can change very quickly.

How could I get a little more?

When we inspect your home, we note areas that could be improved. Hey, it might be something small, like putting a few plants in the front garden and fresh paint on the old kitchen cupboards, or it could be a lot more than that. If we think there is an opportunity for you to improve the value of your home, we will tell you about it.

How to use your valuation report

Smart Reports contain a lot of information about your property, that as a current owner, you probably already know!  Consider making your Smart Report available to prospective purchasers, who will be pleased that you have taken the initiative and given them an honest and comprehensive report of the property and its surrounding area.
